Make a Good First Impression
This is the age of consumerism, every buyer is comparison shopping. A small investment in your home now
can pay large dividends when you close. Pay attention to detail, first impressions count with buyers.
Curb appeal is critical.
Simple tips.
- Turn on the lights.
- Turn on air conditioner or heat. Now is not the time to minimize your utility bill. Set the
thermostat to about 70 degrees, not 62 in August or 80 in January.
- Open the drapes.
- Light the fireplace, season permitting.
Exterior Appearance
- Keep lawns cut. Fertilize and water appropriately.
- Trim the shrubs. Plant some flowers, remove the weeds. Be careful though, now is not the time to experiment with weed killer.
- Clear the driveway and clean up any oil spills or dirt.
- Clean the garage and throw out the junk. If you love that junk too much to discard it, rent a storage area.
- Insure that the garage door opener works properly.
- Touch up the paint and make appropriate repairs.
Interior Appearance
- Clear halls and stairs of clutter.
- Store excess furniture, rent a storage area if necessary.
- Clear the kitchen counters and stovetop. Clean both!
- Store excess clothing elsewhere, closets should not be jammed with clothes and boxes, especially if they are small.
- Repair cracks or holes in the plaster. Paint the major rooms if you have time.
- Tighten doorknobs and latches. If anything squeaks, fix it.
- Replace bad light bulbs.
- Repair any leaking faucets. Repair seals around the toilets, tubs and sinks.
- Clean or replace furnace filters and the fireplace area.
- Clean the carpets.
- Keep the kitchen and bathrooms as clean and odor free as possible.
Front Door / Entrance
- Make sure the doorbell works.
- If there is a screen door, repair if anything is not perfect.
- Consider a fresh coat of paint of varnish for the front door.
- Pay attention to security, strangers will be looking at your home, they
may notice that the back door is open with no one home or that the locks don't work.
